If we’re late, write us about it and we’ll gladly compensate you with free rent only (excluding all additional fees and charges) for each full day after we receive written notice from you until the request is resolved. Routine service requests include: Water heaters, interior light switches and outlets, refrigerators, ranges, dishwashers, smoke and carbon monoxide detectors, washers, dryers, garbage disposals, HVAC unit, clogged drains, leaking plumbing, locks. You must provide us your permission to enter at the time of your request and you cannot deny our access afterwards for follow-up work. Also your unit must be in good condition according to the terms of your lease and you must be a resident in good standing. If you cause the damage or abused the premises this guarantee doesn’t apply. The guarantee will automatically be suspended during inclement weather, force majeure, or staffing shortages, including those due to illness.
Note: An oral request can be made for emergency or disabled residents and a staff member will fill out the request form.

We are so confident you’ll be happy with your new apartment that we guarantee it! If you rent sight-unseen and are unhappy with your apartment during the first 30 days of your lease, we will allow you to cancel your lease and you’ll only have to pay for the days you lived with us.* It’s that simple. The guarantee will automatically be suspended during inclement weather or other emergency beyond our control.

The Arbors at Magnolia is a pet friendly community. Our Property has a breed restriction policy which prohibits certain breeds which includes but is not limited to: Pit Bull, Rottweiler, Chow, Akita, Jindo, Staffordshire Terrier, Presa Canarius breeds.
